The major value drivers for this forest are; species (radiata pine & D Fir). Terrain rolling to medium hill, moderate distance to mills and port. It's only 10 years from harvest age for the radiata (6.5-7 metre high pruned). Costs moderate because of pre- existing roading infrastructure and 3 fire ponds. Pruning and thinning over the past 17 years and track maintenance have created a solid forestry investment or retirement fund. This property was planted with the environment issues in mind i.e. planted well back from existing streams and is ETS unregistered and this would be an added value particularly in regards to the Douglas Fir blocks. A six bunk hut is located on the property and is currently used for forest workers and recreational deer and pig hunting, all located 60 minutes from Invercargill.
